In most cases water is a good thing. People can enjoy lakes, rivers and pools, for example. Under flood conditions, however, it is not a good thing. For that reason, homeowners protect their property against this damage by buying homeowners insurance.

Aside from inclement weather, damage can be caused by other things. One is a broken water line, a wash machine that is dysfunctional or a sump pump that is not working properly. A minor leak may only show up as spots on a wall. They can grow larger if there is flooding in the wall.

The residential damage may be caused by a failing sump pump, a broken wash machine or a leaking pipe. This kind does not always show up immediately. First you may see spots. Later on, it may damage property stored against the wall.

There are three categories that can cause minor to major damage a home. One is clean and can result when a supply line is broken. This can occur on the first or second floor as well as in the basement. A dishwasher or sink might overflow and cause minor problems.

If the gray type is causing the damage it will be filled with contaminated particles such as chemicals or minor organisms that do cause health problems. A leaking toilet containing some urine will cause an unclean condition. A sump pump that is out of order is another possibility.

The gray type is contaminated by biological, physical or chemical substances. It is found in the leak from a toilet containing urine, a leaking sump pump or a discharge from the dishwasher. It carries micro-organisms.

Black is the most damaging. It is gross, unsanitary and can harm people as well as things. The bacteria and fungi it contains can cause severe discomfort and illness. There are general rules as to what property can be salvaged and what must be disposed of. If a carpet is soaked with the clean type and if it has only been soaked for less than two days, it is salvageable. Of course, anything that comes into contact with the black type must be thrown out.

When a homeowner notices small spots on a wall in a room, he may dismiss them as a minor discoloration. However, they may indicate the presence of a problem on a much larger scale. Those spots may indicate the presence of mold that is developing behind the wall.

Mold can be detrimental to the health of the entire family, their pets and even visitors. An expert should be brought in to assess the damage. Homeowners insurance policies are intended to cover such damages. Your insurance agent can advise you as to what exactly is covered by your policy before a situation develops.
